Lake Norman is an area, not a town, and the work changes as you move around the shoreline. Cornelius and Davidson hold 1980s and 1990s lake houses with wood and hardboard trim at repaint age. The Peninsula, Jetton Road and the Brawley School Road side run newer, mostly fiber cement and vinyl with stucco accents, where the prep is caulk joints and nail holes rather than heavy scraping. Older Huntersville streets off Gilead Road mix both. Most calls here are exterior painting and deck and fence staining, with docks, boathouses and railings in the same scope. Water changes the sequence. Lake-facing walls get reflected UV off the surface plus wind-driven rain, so the finish on that elevation wears years ahead of the street side, and we often coat it on a shorter cycle than the rest of the house. The shaded north and northeast walls under mature canopy stay damp long after a storm, so mildew grows there first and will come back through a new coat if it is painted over instead of washed and killed. Every exterior starts with a soft wash and a full dry-down. Pressure-treated decks and dock boards get a moisture check before stain, because wet wood will not absorb it.

Day to day, access sets the schedule. Lake lots are narrow and sloped, so ladder and staging setup on the water side takes longer than on the street, and dock work depends on the water level and the weather that day. Many shoreline communities run architectural review before an exterior color change, and that approval commonly takes two to four weeks, so we submit early and hold the start date around it.
