Charlotte is not one housing market, and painting here changes block by block. In Dilworth, Elizabeth and Plaza Midwood you get 1920s to 1940s wood-frame bungalows and four-squares with plaster walls, deep trim profiles and six or eight layers of old paint, including pre-1978 lead layers that call for lead-safe handling. Cotswold and east Charlotte run to 1960s and 1970s brick ranches with painted fascia, soffit and shutters. South End, NoDa and University City are dense with townhomes and condos finished in builder-grade flat paint that marks the first time a shoulder brushes it. Summer mornings here often sit near 90% humidity and do not drop off until late morning, and south- and west-facing walls get hot enough by midday that paint skins over before it can bond, so we start early and follow the shade around the house. Shaded north elevations under mature canopy in Myers Park and Cotswold stay damp for hours and grow mildew first, so we clean those elevations with a mildewcide wash during pressure washing and let the substrate dry down before any primer goes on.

Day to day, Charlotte work means parking and access more than anything. Bungalow streets in Elizabeth and Plaza Midwood are narrow, uptown and South End buildings need elevator and freight scheduling and quiet hours, and an occupied home means we contain one room at a time. We cover floors and furniture, mask what is not being painted, and clean the site at the end of each day rather than at the end of the job.
