How the work goes
How Pressure Washing Works
The order matters more than the machine, so we follow the same sequence on every wash.
Walkthrough and scope
We walk the exterior with you, note the shaded elevations where mildew is worst, check the concrete for clay and rust staining, and write the scope down so nothing is assumed.
Protect and prep
We wet down beds and shrubs, close windows, cover fixtures and outlets, and locate a water source. Pre-wetting plants keeps cleaning solution from sitting on foliage long enough to burn it.
Apply the cleaning solution
We apply a surfactant and mildewcide mix at low pressure and let it dwell. Dwell time is what kills the growth at the root, so it does not grow back through a new coat.
Rinse to the substrate
We rinse from the top down at a pressure the panel can take, keeping the fan off seams and downward so water is not driven up under laps or behind trim.
Concrete and flatwork
Driveways, walkways and patios get surface-cleaner passes with overlapping lanes, then edges cut in by wand. Overlapping the lanes is what prevents the striping you see on a rushed job.
Final check and dry-down
We walk the house with you, spot-treat anything that held, and rinse the site clean. If painting follows, we let the substrate dry down before any primer goes on.
Materials we use
Most house washing here runs on a low-pressure mix rather than high pressure: water, a surfactant that lets the solution cling to a vertical wall, and a mildewcide diluted to suit the substrate. The surfactant does the real work, because mildew and algae are living growth on shaded elevations and have to be killed rather than knocked off the surface. Kill it and the wall stays clean far longer.
Flatwork and wood take different chemistry. Concrete gets an alkaline cleaner for general grime and a targeted treatment for red clay, rust or oil, since clay pigment stains the pore instead of sitting on top of it. Decks and fences get a wood cleaner followed by a brightener, which neutralizes the cleaner and pulls the gray back out of weathered pressure-treated lumber so stain lands on an even tone.
Pressure is a material choice too. Vinyl and fiber cement get low pressure and volume, brick and concrete tolerate more, and aged wood gets the least so the grain does not fuzz. When the wash is prep for paint, the siding needs to dry down before primer, because coating over damp substrate traps moisture and costs you adhesion. In Charlotte humidity that usually means a day between wash and first coat.
