SouthPark is a district inside Charlotte rather than a separate town, and the painting work here splits between two housing types. Barclay Downs, Beverly Woods and Foxcroft hold 1950s and 1960s brick ranches and split-levels with painted wood fascia, soffit, shutters and deep interior trim profiles. Closer to Sharon and Fairview roads the stock turns to high-rise condos, luxury townhomes and larger 1990s and 2000s houses around Morrocroft, where stucco accents and stained millwork are common. Most of what we get called for is cabinet painting in kitchens that were built well but read dated, and interior painting across connected living space where one sheen has to carry from room to room. Mature willow oaks shade most of these lots, and that changes the exterior sequence. North and northeast elevations stay damp for hours after rain, so mildew and algae take hold there first. We wash those walls and kill the growth before any exterior painting starts, because coating over live mildew lets it come back through the film. Pollen from mid-March into April settles as a yellow film within hours, so spring exteriors get washed close to the start date. Houses built before 1978 get lead-safe handling on any sanding or scraping, and on the newer stucco, cracks get repaired and primed before color goes on.

High-rise and townhome work here runs on building rules. We book freight elevators and loading access ahead of time, keep hallways covered, and work inside quiet hours when a board sets them. In occupied houses we mask room by room, pull cabinet doors and drawer fronts to a controlled spray area, and put the kitchen back in working order each evening where we can.
